Over the past three years, according to unofficial data, more than 50 billion euros of Ukrainian investments were transferred to the market of foreign real estate, said the Director of the Ukrainian representative of development company ”Grekodom” Alexander Atlas. The primary segment is especially active in such countries as Turkey, Bulgaria, Czech Republic, Slovakia and Poland. The absence of negative examples for such investments makes for the growth of trust among the Ukrainians.
Among the reasons that encourage the Ukrainians to invest in property abroad in a particular country, the criterion of language represents the key factor. The States, similar in mentality, where there is no special difficulties with the language barrier, as a rule, border with Ukraine. The price per square meter in Bulgaria, Slovakia and the Czech Republic is about the same: to buy a property there one needs to have 25 thousand euros. An important role is played by religious question and way of life. These are particularly the religious backgrounds which attract the Ukrainians to predominantly Christian countries, with the exception of Turkey.
Although this country is generally Muslim, but local real estate is still held in very high demand, given the fact that in the past the country was a popular tourist destination for tourists from the CIS countries. Consequently, in Turkey a diaspora was formed, the whole complex, where there is no explicit language barrier and Christianity is domineering"- underlines the tendency the President of the Association of Realtors of Ukraine Sergei Slyden’.
Of course, one of the incentives for investing in property overseas is moving out of the country. The possibility of obtaining a residence permit or even citizenship in the country where the property is located, contributes to the intent of staying there to live, or at least, leave the children to live in the country. "It is very important that many countries provide an opportunity to get higher education free of charge, for example, Greece and Czech Republic", - stresses A. Atlas.
Those Ukrainians who want to invest, consider the opportunity to become the owners of the foreign square meters. In this case the elite countries are in demand, like Spain, Germany, Italy, South Cyprus. A new block of countries appeared on the market as compared to the previous year: the CIS countries, namely the Georgian Coast. In this case we speak about Slavic countries, where there is no language barrier and where Batumi is being built up. Here we can observe both offers’ growth and more loyal pricing policy compared with those of European resorts.
"Moldova is also beginning to enter the market of foreign real estate with its proposals. And traditionally this year the Baltic countries are becoming more active on the offer side.
